How to bid

Since 5 January 2025, bids in the 1st and 2nd public auctions are accepted only through the Online Public Auction site; negotiated sale bids moved online on 13 May 2025. Bids by drop box, courier or at a branch are no longer accepted.

To bid you need a Buyer ID, which takes a valid government ID, a Philippine mobile number and an email address. Members and non-members can register, including OFWs. A Virtual Pag-IBIG account is not required. A submitted bid is final: it cannot be changed or cancelled online.

Paying for the property

Pag-IBIG offers three modes of payment:

  • Cash, payable within 30 days.
  • Short-term instalment, payable within 12 months.
  • Long-term instalment of up to 30 years. Bids above ₱6 million in total need a co-buyer, or cash for the excess. A former owner bidding for their own property can pay only by cash or short-term instalment.

Who can buy on instalment

Individual buyers paying by instalment must meet Pag-IBIG's housing loan rules, including:

  • At least 24 monthly Pag-IBIG savings contributions (a lump-sum payment is allowed).
  • Age 65 or below when applying and no older than 70 when the loan matures.
  • No short-term loan in arrears, and no earlier Pag-IBIG housing loan that was foreclosed, cancelled, bought back or settled by dacion en pago.
  • Passing Pag-IBIG's background, credit and employment checks.

As is, where is, and occupied homes

Properties are sold as is, where is: the buyer accepts the property's condition and whether it is occupied. The listings include photos.

If an occupied property is awarded to you, getting possession is up to you as the new owner, through barangay mediation or a court case. Pag-IBIG provides the documents proving ownership and, on request, a representative to act as a witness.
