Pag-IBIG vs bank home loans
Most buyers finance with a Pag-IBIG Fund housing loan, a bank loan, or in-house financing from the developer. Each trades off interest rate, approval speed and how much you can borrow. Rates and rules change, so confirm the current terms with the lender before you apply.

Pag-IBIG Fund housing loan
Pag-IBIG lends up to ₱6 million with terms of up to 30 years. You need at least 24 monthly contributions, must be no older than 65 when you apply, and the loan must be paid off by age 70.
Its rates are usually lower than banks' for smaller loans, but processing can take longer. It suits first-time buyers and properties within the loan limit.
Bank housing loans
Banks typically lend 80–90% of the appraised value over terms of up to 20 or 25 years, with the rate fixed for an initial period and then repriced. Approval is often faster, and loan amounts can go well above Pag-IBIG's limit.
In-house financing
Developers often offer in-house financing on pre-selling and ready-for-occupancy units. It's easier to qualify for, but rates are usually higher, so many buyers refinance with a bank or Pag-IBIG once the unit is turned over.
